Mountnessing Gutter Survey
Not sure what state the gutter is in? We carry out gutter surveys in Mountnessing and across Essex.
- Gutters overflowing in heavy rain
- Valley or box gutters that overflow inside
- Rotten fascias or stained soffits
Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Gutter survey in Mountnessing: what you get
A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. Typical surveys look at choked outlets or hopper heads and leaks at the gutter joints, on downpipes, valley gutters and outlets and hoppers.
Somewhere as small as Mountnessing, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

FAQs for Mountnessing
How do I find out if my home in Mountnessing is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can a landlord with a rental near Ingatestone station book a roof survey?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Does the report include photographs?
Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Do you survey underground drains?
No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Will you look at parapet and box gutters as well?
Yes, where it is safe to see them. We use the ground, windows, the roof space and the roof where it’s safe, and by drone where it’s applicable.
What a survey costs
Prices always include VAT. What changes the price is:
- The type of building, from a house to a block or an office
- Whether you choose the Basic, Standard or Premium Survey
- The number of roofs, including extensions and garages
- Building height and the viewpoints available
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
What we need to know
You don’t need to know any roofing terms. It’s enough to tell us:
- The reason for the survey, such as buying, a leak or storm damage
- The type of building and roof, such as pitched or flat
- Anything about access we should know
- Dates you are working to, like exchange
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
Landlord and commercial surveys in Mountnessing
Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on any day of the week, which helps when tenants work during the week.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
Why act early in Mountnessing
Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. Outbuildings and barns around Mountnessing are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

How it works
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where it applies. The survey normally takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Around Mountnessing, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before we arrive
- Have any questions written down, so nothing gets missed
- Let us know about any leaks, stains or damp patches you know of
- Gather any invoices or paperwork from past roof work

How the survey changes by roof type
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and crack. We check the joints, brackets and falls.
Box and secret gutters
Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.
Local roofs in Mountnessing
Historic houses such as Ingatestone Hall, about 1.6 miles east, show how far back building in the area around Mountnessing goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live near a park such as Hutton Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For landlords with property near Ingatestone station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as Mountnessing Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
