Gutter survey in Theydon Bois, Essex
A careful look at the gutter at your property in Theydon Bois, and put it all in a written report with photos.
- Sagging gutters and loose brackets
- Water spilling over the gutter edge
- Choked outlets or hopper heads
About our gutter survey in Theydon Bois
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We’re often asked to look into blocked outlets and hoppers and overflowing eaves gutters, on valley gutters, fascias and soffits and outlets and hoppers.
In a smaller place like Theydon Bois, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Gutter surveys in Theydon Bois: local notes
The wider area around Theydon Bois has a long history of building, with Hill Hall about 2.3 miles east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside lots of post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Anyone responsible for a site like Theydon Bois Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Parish Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Chingford station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

How the survey changes by roof type
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it is safe to see.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We look at the joints, brackets and falls.
Should I look at the roof myself first?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
FAQs for Theydon Bois
Will you come out to Theydon Bois?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Does a conservation area affect roof work in Theydon Bois?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it when booking and we will explain what’s needed.
Will you check the drains below ground?
No. We look at above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
Do you use drones?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
The survey, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a smaller place like Theydon Bois, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
How to prepare
- Jot down any questions you want answered

Advice
When you need someone else
To be straight with you, a roof survey has limits:
- Asbestos testing of old gutters, downpipes or soffits
- Rot or damp concealed behind fascias or inside walls
- What’s hidden inside a downpipe
If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Watch ceilings under valley gutters for fresh marks
- Keep climbers away from the eaves
- Leave gutter checks at height to someone equipped for it
- Do not leave hidden gutters out of a clear-out
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.
