Pre-purchase roof survey in Theydon Bois: what you get

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is frequently not the individual flat owner, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. Common reasons to book are cracked flaunching or crumbling chimney pointing and sagging ridge lines or uneven roof slopes, across natural slate, flat-roofed extensions and dormers and lead flashings and valleys.

Around Theydon Bois, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Theydon Bois questions

Does a conservation area affect roof work in Theydon Bois?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you cover smaller places like Theydon Bois?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. We can’t promise how the seller will respond.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or send us an email.

Do you inspect the roof from on top?

Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft.

Local roofs and buyers in Theydon Bois

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Stapleford Aerodrome is about 3 miles from Theydon Bois. If your survey includes the drone, the Drone Safety Map is checked for restrictions first.

Take an older house close to Parish Church of St Mary: a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you own a rental within reach of Chingford station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Hill Hall, about 2.3 miles east, is one of the historic houses in the wider area around Theydon Bois. If you’re buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

How the survey changes by roof type

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. If a flue needs testing, we’ll suggest who to ask.

Gutters and parapets

The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.

Before and after the survey

Here are a few things we’d tell any owner:

  • Look for fresh paint on upstairs ceilings at viewings
  • For a flat, check who is responsible for the roof
  • Ask the seller about past roof repairs
  • Ask for loft access on the day

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the house (that is a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey before you book. The full list of what we check.

What we check

  • Natural slate
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes
  • The roof space
  • Chimney stacks
  • Flat-roofed extensions and dormers

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. You’re welcome to ask questions while we’re there. A visit to a smaller place like Theydon Bois is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

  • Clear the way to the loft hatch
  • If you are buying, check with the agent that we can get in
  • Find any records of previous roof work

What happens if roof problems are left?

Without a survey, you are relying on a glance from the pavement. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit. In a smaller place like Theydon Bois, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
