How a gutter survey works in Debden Green

Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from ground level, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. If you’re worried about sagging gutters and loose brackets and gutters full of debris and silt, we can find out what’s behind it.

Somewhere as small as Debden Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Debden Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How we price gutter surveys

We confirm the price for your survey before booking. This is what makes a difference:

  • How many separate roofs there are, like extensions, dormers and garages
  • The shape of the roof and its details
  • Which survey package you book
  • Commercial roofs and larger buildings

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Gutter survey starts from £150, including VAT.

What to let us know when you contact us

Before you get in touch, it helps to have:

  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode
  • Access details, such as a loft hatch or a shared roof
  • Any deadline, such as an exchange date

Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or use the contact form.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s hidden inside a downpipe
  • What’s behind fascias and inside walls

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before you book. What a survey covers and does not.

What we look at

  • Valley gutters
  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

FAQs for Debden Green

Do you survey roofs for landlords with property near Chingford station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need.

Is Debden Green within the area you cover?

Yes, Debden Green is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

How quickly is the report sent?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Gutter surveys around Debden Green

Historic houses such as Hill Hall, about 3.3 miles east, show how far back building in the area around Debden Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Chingford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Davenant Foundation School will know that a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church like Parish Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Why act early in Debden Green

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. In a small place like Debden Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
