Drone roof survey in Theydon Bois

From the air, the outer surfaces are clear, but it can’t see under the coverings or into the loft. Where there’s safe access, we look in the roof space too, because the underside tells its own story. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. Where the loft cannot be reached safely, we note it. We survey fragile roofs, valleys and parapet gutters and tall and steep roofs, and the problems we are asked to look at most are moss and weeds taking hold up top and lifted or split lead flashings.

Places like Theydon Bois can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Useful tips for Theydon Bois property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Allow time for permission if you’re in a flight restriction zone
  • A word with neighbours beforehand helps
  • Be ready to move the date if the weather turns
  • Keep a clear space in the garden or drive for take-off

With the Premium Survey, the report arrives the same day. Drone photographs are included where we could fly.

Don’t block the vents at the eaves. Condensation in the loft can damage timbers and insulation. Keep insulation clear of the eaves.

Drones, thermal imaging and Theydon Bois roofs

Stapleford Aerodrome is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. Older buildings in Essex frequently have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help.

With Hill Hall about 2.3 miles east, the area around Theydon Bois has a long history. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. For site and facilities teams at buildings like Theydon Bois Primary School, a view from above covers a wide roof far faster than walking it. For an older house near a landmark like Parish Church of St Mary, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Theydon Bois is about 2 miles north-east of Loughton, in Essex. Bookings from Theydon Bois are handled just like any other: a call or an email, a price, then a date. Across Essex, we cover Theydon Bois. For surveys nearby, see our London page.

Surveys for landlords and agents in Theydon Bois

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

What happens on the day

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. With a bit of garden around a house, as there frequently is around Theydon Bois, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that’s needed before we fly.
  3. Before the flight, we check the conditions and the take-off spot.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

Your questions about drone roof surveys in Theydon Bois

Will you come out to Theydon Bois?

Yes, Theydon Bois is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Theydon Bois listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What if my home is near an airport?

Only with the right permission. Confirmed flight restriction zones include Heathrow, Gatwick, London City, Stansted, Luton and Southampton, among others, where the airport or air traffic control must give permission first. Without it, we inspect from other safe viewpoints.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Will the drone show what’s under the tiles?

No. It shows what’s on the outside. Leaks, damp timbers and condensation often show first from inside, so we check the loft too where we can.

Does your drone take thermal images?

The drone gives you detailed photos of the outside of the roof. If you need thermal imaging, it is part of the Premium Survey, as a separate check.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • A flight on a day when the weather isn’t safe
  • Flying in a flight restriction zone without the airport’s permission
  • Whether the roof structure meets design loads

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Fragile roofs
  • Large and complex roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Tall and steep roofs
  • Flat roofs on upper floors

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Why act early in Theydon Bois

With drone photos, everyone can see the same thing. You can show exactly where the problem is, which helps when you ask for quotes. Around Theydon Bois, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
