How a drone roof survey works in Debden

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. Safety comes first on every visit. We survey large and complex roofs, flat roofs on upper floors and fragile roofs, and people most often book us about cracked flaunching or loose chimney pots and worn lead at chimneys and walls.

Even in a smaller place like Debden, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Flying in a flight restriction zone without the airport’s permission
  • Whether the roof structure meets design loads
  • What’s under the slates, tiles or felt

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What we look at

  • Large and complex roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Valleys and parapet gutters
  • Fragile roofs

Debden questions

Will you come out to Debden?

Yes, Debden is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is drone flying allowed in Debden?

Normally it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in high wind or heavy rain.

What happens next?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can you survey in bad weather?

Light rain doesn’t typically stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Drones, thermal imaging and Debden roofs

Every flight is checked against the Drone Safety Map first. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight.

Historic houses like Hill Hall, about 3.6 miles north-east, show how far back building around Debden goes. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. If you live in an older home near Church of St Nicholas, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you look after a building like Thomas Willingale Primary School and Nursery, a view from above covers a wide roof far faster than walking it.

Debden is about 1 mile east of Loughton, in Essex. We survey roofs in Debden and the rest of Essex. We cover towns and villages across Essex. For surveys nearby, see our London page.

How the survey changes by roof type

Steep slate and tile slopes

Walking on fragile coverings can break them. A drone avoids that, so the survey does not add damage.

Flat roofs on tall buildings

Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at a house, including the airspace and weather checks before take-off. If you have questions on the day, just ask. For a survey in Debden, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. Your report arrives by email, with close-up photos and recommendations.

Before the survey

  • For flats, check roof access has been agreed
  • Note where any stains or damp appear
  • Gather any invoices or paperwork from past roof work
