Gutter surveys for homes and businesses in Audley End
Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Typical surveys look at gutters full of debris and silt and gutters overflowing in heavy rain, across fascias and soffits, outlets and hoppers and valley gutters.
In a village or hamlet like Audley End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What we do, step by step
Every roof is different; as a rough guide, the survey takes about 1–2 hours at most homes, and longer for a large or complex roof. If you have questions on the day, just ask. For a village or hamlet like Audley End, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before the survey
- Jot down any questions you want answered
- Show us where any leaks or stains appear
- Tell us where we can park nearby

Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Surveys for landlords and agents in Audley End
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.
Gutter surveys in Audley End: local notes
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Audley End has a long history of building, with Audley End House about 0.1 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you look after a building like Saffron Walden County High School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Audley End station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as United Reformed Church are frequently among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Audley End questions
Does a conservation area affect roof work in Audley End?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
I let a flat near Audley End station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need.
Does the season matter for a gutter survey?
There is no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.
Will you walk on the roof?
Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
Is a CCTV drain survey included?
No. We check above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.
What does a gutter survey cost?
Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or drop us an email.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.
Why get it checked now?
A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the loft space and the rooms below, frequently in the heaviest rain. Having them checked before autumn and winter makes sense. Around Audley End, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Useful tips for Audley End property owners
Here are a few things we’d tell any owner, before and after a survey:
- Check the loft with care after heavy rain
- Look for green streaks or damp patches on walls
- Get trees that overhang the gutters trimmed
- Don’t climb a ladder to look in the gutters
You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.
Different roofs, different checks
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it is safe to see.
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.
