Gutter surveys for homes and businesses in Littlebury
We carry out gutter surveys in Littlebury as part of our cover across London and the South East. On the day, we inspect everything that’s safely in view, from the ground, from windows and from the loft space. A visit normally takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. The written report follows, with photos and recommendations. Typical surveys look at water backing up from a hidden gutter and blocked outlets and hoppers, across outlets and hoppers, eaves gutters and fascias and soffits.
In a small place like Littlebury, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a gutter survey looks like in Littlebury
With Audley End House about 1.1 miles south-east, Littlebury sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings like Saffron Walden County High School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Great Chesterford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Blockages deep inside downpipes
- Underground drains, which need a CCTV drain survey
- Parts of gutters that cannot be seen safely

Why get it checked now?
It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. In a small place like Littlebury, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Common questions in Littlebury
How do I find out if my home in Littlebury is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near Great Chesterford station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.
Will you check if gutters are causing damp inside?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so we report on what’s visible.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Do you take photos of the roof?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
How do I book a survey in Littlebury?
Just ring 07833 053749 or email us. After a few questions, we confirm the price and fix a day.
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
