How a gutter survey works in Tillingham

We survey gutters and rainwater systems in Tillingham and right across London and the South East. On the day, we inspect whatever is safely visible, from ground level, from windows and from the loft space. A visit typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. Typical surveys look at gutters that have fallen out of line and leaves and moss blocking gutters, on outlets and hoppers, valley gutters and downpipes.

Somewhere as small as Tillingham, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Why get it checked now?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building normally during the worst downpours. It’s worth having these gutters looked at before the wetter months. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What you get with us

Take a look at what a roof survey costs or what we found on two real jobs.

The survey, step by step

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes an hour or two for a house, though large, tall or awkward roofs take more time. Older rural homes like those around Tillingham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a report with photographs and recommendations.

Advice

Local roofs in Tillingham

Tillingham lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Tillingham is about 9 miles east of Maldon, in Essex. Houses, flats, blocks and commercial buildings in Tillingham can all book gutter surveys. Tillingham is one of the towns and villages in Essex where we work for gutter surveys. For surveys nearby, see our Chelmsford page.

All of CM0 is within our area for gutter surveys, from the main roads to the quietest streets. Whether your property is on Vicarage Lane, Mill Road and Marsh Road or a nearby road, we can survey it. What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can be seen safely
  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for the job before booking.

Booking your survey

If you can, have these to hand when you get in touch:

  • Access details, like a loft hatch or a shared roof
  • The kind of building and roof involved
  • What made you get in touch
  • Where the property is, with the postcode

We confirm the price for the job before you book, so you know the cost up front. Gutter survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.

Tillingham: your questions answered

Is my home in Tillingham listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Tillingham, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

Are you insured?

We hold professional indemnity and public liability insurance.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Do you need a gutter survey in Tillingham?

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

A survey makes sense if you’ve noticed:

  • Gutters that have fallen out of line
  • Overflowing valley or parapet gutters
  • Dripping or leaking gutter joints
  • Gutters overflowing in heavy rain

For landlords with property near Southminster station, the gap between tenancies is a good time to have the roof looked at.

Before you book anyone

  • Which parts of the roof they’ll actually see
  • Are they insured for the work?
  • Will the report include photos?
  • Whether the price includes VAT

What to expect from a roof survey

How the survey changes by roof type

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets as far as they can be seen safely. Missing lead is something we check for too.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.
