Gutter surveys in Dengie: local notes
The coast is about 3 miles or less from Dengie, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
Landlords with a home close to Southminster station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

About our gutter survey in Dengie
Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It’s an easy job to put off, but they rarely get better. We survey eaves gutters, parapet and box gutters and fascias and soffits, and people most frequently book us about water spilling over the gutter edge and gutters that have fallen out of line.
Older buildings in small places like Dengie may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How the survey works
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Somewhere as small as Dengie, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Find any records of previous roof work
- Agree roof access with the managing agent if it is shared

What we look for on each type of roof
Fascias and soffits
Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.
What affects the price in Dengie
When we price a survey, we consider:
- Extensions, dormers and garages with roofs of their own
- How big the roof is
- Which survey package you book
- The type of building, from a house to a block or an office
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
Booking your survey
There is no need for technical words. It is enough to tell us:
- Why you want a survey: buying, a leak, a storm or new work
- The address and postcode of the property
- The type of building and roof, like pitched or flat
- Where water is showing inside, if it is
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.
Common roof problems in Dengie
Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.
Here are some of the things we see often:
- Soffits marked by water
- Water backing up from a hidden gutter
- Cracked or loose downpipes
- Gutters that have fallen out of line
Take an older house close to Church of St James: old fixings, lead flashings and tall chimneys are typical of older roofs.

- Which limits apply to the survey
- How they plan to inspect the roof safely
- What experience they bring

Before and after the survey
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Watch the gutters during heavy rain
- Don’t climb a ladder to look in the gutters
- Don’t leave hidden gutters out of a clear-out
- Look for green streaks or damp patches on walls
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.
Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so make sure they’re included in any clearing work.
What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Rot or damp concealed behind fascias or inside walls
- Pipes below ground level
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Dengie: your questions answered
Does a conservation area affect roof work in Dengie?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover smaller places like Dengie?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Do you look in the roof space?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
