How a chimney survey works in Dengie
Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a photo-illustrated written report and our recommendations. It suits a single stack on a house as well as several on a larger building. We are frequently asked to look into redundant stacks capped without ventilation and cracked or missing flaunching, on flaunching, shared and party-wall stacks and lead flashings.
In a small place like Dengie, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Roofs, chimneys and gutters in Dengie
Dengie lies within about 3 miles of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and a good many post-war and modern estates besides. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Southminster station, a roof report helps you deal with small faults before they turn into a call from a tenant. If your home is one of the older ones in the streets near Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Dengie is about 4 miles north-east of Burnham-on-Crouch, in Essex. Dengie is one of many places we visit across Essex, for houses, flats and commercial buildings. Dengie is one of the towns and villages in Essex we cover. You can also see our page for Chelmsford.

What we look for on each type of roof
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.
Rendered stacks
A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.
What affects the price in Dengie
Not every roof costs the same to survey, for these reasons:
- The package you choose: Basic, Standard or Premium
- The size of the roof
- The shape of the roof and its details
- The number of roofs, including extensions and garages
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
What to tell us when you contact us
Before you get in touch, it helps to have:
- How the loft is reached, if there is one
- The address and postcode of the property
- The type of building and roof, such as pitched or flat
- What’s prompted the survey
We confirm the exact price before booking, so you know the cost up front. Chimney survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.
Common questions in Dengie
I let a flat near Southminster station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Do you cover smaller places like Dengie?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
What happens next?
You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.
What should I do with a chimney I don’t use?
There is no single answer. We record how the stack is doing and whether it is capped with ventilation. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
Can you find out why my chimney breast is damp?
There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.
When you need someone else
Every survey has limits, and it is better to know them up front. Keep these in mind:
- Flue inspections or sweeping
- Hidden damage within the stack
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before booking. The full list of what we check.

What happens on the day
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. You’re welcome to ask questions while we are there. Around Dengie, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Jot down any questions you want answered
- Have any paperwork from past roof work to hand

These tips come from what we see on roofs every week:
- Never climb onto the roof to look at a chimney
- Find out whether changes to a stack need permission
- Have brackets on the chimney checked
- Use a Gas Safe registered engineer for gas appliances
