Chimney survey in Tillingham, Essex

A careful look at the chimney stack at your property in Tillingham, and put it all in a written report with photographs.

  • Staining on walls around the chimney
  • Damaged chimney pots and cowls

Independent chimney surveys in Tillingham

Why get it checked now?

Before deciding what to do with a redundant stack, a survey shows how it’s doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

How a chimney survey works in Tillingham

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. Common reasons to book are flashings pulling away from the stack and eroded joints in the brickwork, across brick chimney stacks, lead flashings and chimney breasts.

In a village or hamlet like Tillingham, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Practical tips

These tips come from what we see on roofs every week:

  • File photos of the stacks with your home records
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Look at the chimneys with binoculars after a storm
  • Never climb onto the roof to look at a chimney

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on, as far as we could see.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.

What we do, step by step

Once we have finished looking, we write up our findings as a written report with photos. As for time on site, it usually takes about 1–2 hours at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Tillingham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • If you are buying, let the agent know when we’re coming
  • Make a note of anything you’d like us to look at

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • What’s inside the brickwork or behind render, without opening up
  • Areas we cannot view from safe positions
  • Structural calculations for a leaning stack

What a chimney survey looks like in Tillingham

The coast is about 2 miles or less from Tillingham, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Take an older house close to Church of St Nicholas: old fixings, lead flashings and tall chimneys are typical of older roofs.

When to book a survey in Tillingham

Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.

A survey makes sense if you’ve noticed:

  • Flashings pulling away from the stack
  • Spalled or crumbling bricks
  • Disused chimneys trapping moisture
  • A stack that appears to lean

If you let a flat or house near Southminster station, the gap between tenancies is a good time to have the roof looked at.

What to check before booking

  • Is there a chance to talk the report through?
  • How long they’ve been surveying roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they plan to inspect the roof safely

What’s in a roof survey

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Questions from Tillingham

Does being near the coast affect roofs in Tillingham?

Often, yes. Tillingham is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is Tillingham within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

What will the report tell me?

A written report with photos, explaining the condition of the chimney stack, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
