How a drone roof survey works in Tillingham

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on. The roof is photographed without being disturbed. Ahead of the visit, we check the address for any airspace restrictions that apply. We’ll tell you if another approach would work better. Typical surveys look at eroded pointing on a chimney stack and vegetation in valleys and gutters, across chimney stacks, flat roofs on upper floors and tall and steep roofs.

In a small place like Tillingham, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Prices for drone roof surveys in Tillingham

Not every roof costs the same to survey, for these reasons:

  • The roof’s overall size
  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight

Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Size, height and access decide where your roof falls.

What to tell us when you contact us

You do not need to know any roofing terms. Just tell us:

  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work

Not sure which survey you need? The easiest way is to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

When you need someone else

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • Photos in conditions too poor to fly
  • A flight where airspace permission is refused

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. The full list of what we check.

Roofs we survey in Tillingham

  • Valleys and parapet gutters
  • Large and complex roofs
  • Tall and steep roofs
  • Fragile roofs
  • Chimney stacks
  • Flat roofs on upper floors

Before and after the survey

Over many surveys, some simple habits stand out:

  • Allow for a change of day in poor weather
  • Let us know what you want to see
  • Clear a spot on the drive or lawn
  • A word with neighbours beforehand helps

The Premium Survey report comes the same day. Drone photographs are included where we could fly, alongside the other checks in the package.

Plan a drone survey every few years for tall or large roofs. Comparing surveys shows what is wearing, so small faults are dealt with early.

What happens if roof problems are left?

A drone survey disturbs nothing on the roof. Nothing is cracked or dislodged by footsteps, so the survey does not create new problems. In a place like Tillingham, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Drone roof survey starts from £400, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

The survey, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours at a house, including the airspace and weather checks before take-off. If you have questions on the day, just ask. Somewhere like Tillingham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You give us the address and let us know about the roof.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • Tell us about any leaks, stains or damp patches you know of
  • Agree roof access with the managing agent if it is shared

Tillingham questions

Can you fly a drone over a roof in Tillingham?

The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in strong wind or a downpour.

Is my home in Tillingham listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long is the visit?

Expect it to take about 1–2 hours at a house, including the airspace and weather checks before take-off. The written report follows by email, on the timescale of your package.

What do I do with the report?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How do I arrange a drone roof survey in Tillingham?

Just phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you need a drone roof survey in Tillingham?

Steep and tall roofs are hard to inspect safely. Three-storey houses, blocks of flats and tall commercial buildings are common examples. A drone gets close-up views from a safe position on the ground.

Problems we come across frequently include:

  • Loose ridge and hip tiles
  • Lead work pulling away at abutments
  • Chimney tops in poor condition
  • Wind damage high on the roof

If you live in an older home near Church of St Nicholas, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.

Questions to ask before you book

  • Is VAT included in the price?
  • Are they insured for the work?
  • Their report turnaround times
  • How much experience they have with roofs like yours

What to expect from a roof survey

Drone roof surveys in Tillingham: local notes

Tillingham lies within about 2 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

For any home in Tillingham, it is the small, early fault that is cheapest to put right.
