How we price drone roof surveys

To price your survey, we check:

  • Commercial roofs and larger buildings
  • How big the roof is
  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Helping us price your survey

We’ll typically ask about:

  • Photos of the roof, taken safely from ground level or a window
  • Where any leaks, stains or damp patches show inside
  • When you need the report by
  • The style of property, from a terrace to a block

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or send us an email.

How a drone roof survey works in Steeple

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we cannot fly, we use other safe vantage points instead and explain why. Prison sites also have drone restriction zones. We survey valleys and parapet gutters, tall and steep roofs and chimney stacks, and people most often book us about outlets choked with leaves and silt and storm damage on steep or tall roofs.

Villages like Steeple frequently stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

What we do, step by step

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, emailed to you. On timing, it typically takes an hour or two for most houses, with bigger or more complicated roofs taking longer. Around Steeple, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it ahead of the visit.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Point out any leaks or damp patches
  • Have any paperwork from past roof work to hand
  • Make sure we can get to the back of the property

Airspace, weather and Steeple roofs

Steeple lies within about 2 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

If your home is one of the older ones in the streets near Church of St Lawrence and All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Book early if you are near an airport
  • Tell us about any leaks or concerns
  • Keep pets indoors during the flight
  • Clear a spot on the drive or lawn

We email the report to you, with close-up photos from the flight. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.

What we can’t see

A survey is a close look at the roof, but it can’t do everything. The main limits are:

  • Flights in strong wind or heavy rain
  • Whether the roof structure meets design loads
  • Neighbouring roofs the owner hasn’t asked us to survey

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. The full list of what we check.

What we check

  • Valleys and parapet gutters
  • Large and complex roofs
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Fragile roofs
  • Chimney stacks

What we are asked to look at in Steeple

Chimney tops take the worst of the weather. From ground level, you rarely see cracked flaunching or loose pots. A drone gets close enough to see them in detail.

Problems we come across frequently include:

  • Slipped or missing slates on a high roof
  • Tired mortar and pots at the top of a stack
  • Ponding and splits on a high flat roof
  • Vegetation in valleys and gutters

For any home in Steeple, it is the small, early fault that is cheapest to put right.

Before booking any roof surveyor

  • What exactly goes into their report
  • Which viewpoints they use to see the roof
  • Whether any drone flown is registered with the CAA
  • Are they insured for the work?

FAQs for Steeple

Will you come out to Steeple?

Yes, Steeple is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Steeple?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Does the drone show the underside of the roof?

No. It photographs the outside, not the inside. The loft space is checked separately, where there is safe access.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

What happens next?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How long does the visit take?

It usually takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. That includes the checks before the drone goes up.
