Roof surveys in Steeple

Why it is worth a survey now in Steeple

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We check them before they cause trouble. In a small place like Steeple, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

About our roof survey in Steeple

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. Typical surveys look at valley linings that have cracked or split and lifted, split or missing lead flashings, on chimney stacks, clay and concrete tiles and lead flashings.

Older buildings in small places like Steeple may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

What we do, step by step

Every roof is different, but as a rough guide the survey takes an hour or two for most homes, depending on how many separate roofs there are. If you have questions on the day, just ask. Somewhere like Steeple needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • If it is not your property yet, arrange access through the agent
  • Make sure pets are kept safely away
  • Leave a clear route to the loft

Do you need a roof survey in Steeple?

Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.

It’s worth booking a survey if you’ve seen:

  • Slates or tiles that have slipped or broken
  • Condensation or damp timbers in the loft
  • Flashings that have come away from the wall
  • Ridge tiles that have lifted or moved

Landlords with a home close to Southminster station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions to ask before booking

  • When you’ll get the report
  • Will they check the loft as well as the outside?
  • What exactly goes into their report
  • Whether any drone flown is registered with the CAA

What a roof survey includes

Your questions about roof surveys in Steeple

How do I find out if my home in Steeple is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Steeple?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Will the report say how many years my roof has left?

We don’t give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Rented homes, blocks and businesses

Landlords, agents and building managers in Steeple and across Essex can book any of our surveys. To discuss a property or a block, call 07833 053749 or email us.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Local roofs in Steeple

Steeple is within about 2 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Church of St Lawrence and All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Watch for slipped slates after bad weather
  • Gather any paperwork for past roof work
  • Keep the report with your property records
  • Include dormers, porches and garages when you book

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
