Roof Survey in Southminster
Find out what’s going on with the roof before you decide what to do next. We carry out roof surveys in Southminster, with photographs and a clear written report.
- Valley linings that have cracked or split
- Standing water on a flat roof
- Slipped, cracked or missing slates and tiles
Practical tips
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Ask about a flat roof on an extension or garage too
- Have details of recent roof work to hand
- Move stored items away from the loft hatch
- Photograph stains when they appear
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
How a roof survey works in Southminster
The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. If you’ve noticed slipped, cracked or missing slates and tiles and worn or blocked valleys, we can find out what’s behind it.
Houses in smaller places like Southminster can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

How it works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. A visit to a smaller place like Southminster is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.

Advice
Roof by roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.
Chimney stacks
Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. If a specialist is needed, we will say so.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Roof surveys around Southminster
Southminster lies within about 4 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
The streets around a church like Church of St Leonard are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings like Southminster Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Southminster station, a dated record of the roof is useful when planning maintenance across a let.

Questions from Southminster
Does a conservation area affect roof work in Southminster?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to Southminster?
Yes, Southminster is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or email us.
Why it’s worth a survey now in Southminster
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time. On a bungalow or cottage around Southminster, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
