Thermal roof survey in Southminster

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. To book, just call 07833 053749 or drop us an email with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. We survey flat roofs, pitched roof slopes and ceilings below the roof, and people most often book us about damp patches with no obvious cause and damp around chimneys and parapets.

In smaller places like Southminster, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from the ground misses.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. A visit to a smaller place like Southminster is no different on the day: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Getting ready for the survey

  • Leave side gates unlocked
  • Leave a clear route to the loft
  • Keep pets inside or away from the areas we’re looking at

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.

Practical tips

Small things make a difference. Our tips:

  • File the images with your roof records
  • Keep outlets and gutters clear to stop water sitting
  • Clear a path to the loft hatch before we arrive
  • Don’t switch the heating off before the visit

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Flying and imaging in Southminster

Southminster lies within about 4 miles of the sea, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you live in an older home near Church of St Leonard, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Take a building like Southminster Church of England Primary School: a drone or thermal camera can show a large roof in a single visit.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • What’s inside walls or under coverings, without opening up
  • Seeing water directly, as the camera shows temperature, not moisture
  • Whether the deck or roof structure is strong enough

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

What we check

  • Pitched roof slopes
  • Commercial roofs
  • Insulated roof spaces
  • Loft conversions
  • Ceilings below the roof
  • Flat roofs

Your questions about thermal roof surveys in Southminster

Do you cover smaller places like Southminster?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Southminster is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

What happens next?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

What conditions are best for thermal imaging?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

Leave it or get it looked at?

Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Combining the camera with moisture readings can help find it, instead of trying repair after repair. Blocked gutters on homes around Southminster overflow and soak walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
