Independent thermal roof surveys in Steeple

What a thermal roof survey looks like in Steeple

Steeple lies within about 2 miles of the sea. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Take an older house close to Church of St Lawrence and All Saints: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps. Around Steeple, as everywhere, small roof faults are simplest to sort before they let water in.

Steeple is about 6 miles south-east of Maldon, in Essex. We cover Steeple and the rest of Essex. Across Essex, we cover Steeple and the places around it. You can also see our page for Chelmsford.

Every address in CM0 is within our area for thermal roof surveys. Whether your property is on The Street, Garden Fields and Batt's Road or a nearby road, we can help. Thermal roof surveys for homes and businesses in Steeple

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. We’re often asked to look into ceilings that feel colder in places and damp patches with no obvious cause, on pitched roof slopes, ceilings below the roof and loft conversions.

In a small place like Steeple, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Roof by roof

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.

Steeple questions

Does a conservation area affect roof work in Steeple?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Steeple within the area you cover?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Is thermal imaging good for finding leaks?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. Where it can’t be pinned down, the report suggests a next step, such as electronic leak detection.

Can you do a thermal survey in any weather?

The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast when you book.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Can you use a thermal camera on a sloping roof?

It can show heat loss and some damp, but it has more limits there. We explain what the images can and cannot tell you, and back them up with a visual inspection and moisture readings.

What happens if roof problems are left?

Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Outbuildings and barns around Steeple are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Thermal roof survey starts from £400, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

How it works

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. On timing, it usually takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. In a hamlet or village like Steeple, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Advice

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Whether the deck or roof structure is strong enough
  • A formal energy assessment
  • Hidden layers that need to be opened up to check

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.
