Landlord roof survey in Southminster: what you get

Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out on weekdays and at weekends which can help when arranging access with residents. We survey converted houses, blocks of flats and shared roofs, and people most often book us about damaged pots and flaunching and parapets and upstands in poor repair.

Houses in smaller places like Southminster can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes about 1–2 hours for a house, and longer for a block or a building with several roofs. For a survey in Southminster, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Unlock side gates and any roof access doors
  • Find any records of previous roof work

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations or an engineer’s report
  • Responsibility under a lease
  • Roof areas we weren’t given access to

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What a survey covers and does not.

What this survey covers

  • Blocks of flats
  • Shared roofs
  • Gutters and downpipes
  • Converted houses
  • Rented houses
  • Flat roofs on blocks

Why get it checked now?

Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work so you know what you are asking contractors to price. With lower homes, common in places like Southminster, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Why us?

  • Over 5,000 surveys carried out
  • 98% customer satisfaction
  • Independent findings on the roof’s condition
  • Insured for professional indemnity and public liability

Roof by roof

Flat roofs on blocks and rear additions

Flat roofs are common over blocks, extensions and garages. Ponding, splits and blistering are recorded as far as safe access allows.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

Southminster homes and their roofs

The coast is about 4 miles or less from Southminster, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St Leonard, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Southminster station may find that a dated record of the roof is useful when planning maintenance across a let. Take a building like Southminster Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Southminster is about 8 miles north-east of Rochford, in Essex. Surveys in Southminster work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our Essex coverage includes Southminster and the places around it. There’s also a page for Chelmsford.

Prices for landlord roof surveys in Southminster

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • How big the roof is
  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.
