Chimney surveys for homes and businesses in Asheldham

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it’s safe. With our Premium Survey, a drone inspection is included where applicable. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey shared and party-wall stacks, chimney pots and cowls and chimney breasts, and the problems we’re asked to look at most are mortar washing out of the joints and redundant stacks capped without ventilation.

In a small place like Asheldham, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

What happens on the day

The aim of the visit is simple: to see as much of the chimney stack as can safely be seen and record it clearly. Notes and photographs go into the written report. It usually takes about one to two hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Asheldham frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

What we look for on each type of roof

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.

Lead flashings

Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.

Chimney surveys around Asheldham

Asheldham lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Take an older house close to Church of St James: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Southminster station, a dated record of the roof is useful when planning maintenance across a let.

Asheldham is about 8 miles south-east of Maldon, in Essex. If you’re in Asheldham, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Asheldham is one of the places in Essex we cover for chimney surveys. We also survey roofs in Chelmsford.

Surveys in CM0 are booked the same way as anywhere else. We cover properties on Hall Road and Southminster Road and the roads around them. Leave it or get it looked at?

A small amount of repointing or new flaunching is normally a modest job. Leave it, and frost can work the stack loose and the job gets bigger. For an older or listed building in a place like Asheldham, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

When you need someone else

A survey is a proper look at the chimney stack, but it can’t do everything. Its limits include:

  • Checks on boilers, fires or their flues
  • Whether a stack needs rebuilding on structural grounds
  • Flue inspections or sweeping

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

Asheldham: your questions answered

Do you survey roofs for landlords with property near Southminster station?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Will you come out to Asheldham?

Yes. Asheldham is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Why is my chimney breast damp?

Normally it’s water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.

How long is the visit?

That depends on the size and shape of the roof; most visits take about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. The written report follows by email.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

What should I do with a chimney I do not use?

There is no single answer. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it as you book and we’ll explain what’s needed.
