Gutter survey in Seawick

We carry out gutter surveys in Seawick as part of our cover across London and South East England. On the day, we inspect everything that’s safely in view from ground level, windows, the roof space and the roof where it’s safe. A visit usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photographs and recommendations. We’re frequently asked to look into gutters full of debris and silt and valley or box gutters that overflow inside, across eaves gutters, outlets and hoppers and parapet and box gutters.

Older buildings in small places like Seawick may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

Why act early in Seawick

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Older cottages and farmhouses around Seawick can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

How the survey changes by roof type

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We look at the joints, brackets and falls.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Roofs, chimneys and gutters in Seawick

Seawick is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For landlords with property near Clacton-On-Sea station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What affects the price in Seawick

Not every roof costs the same to survey, and it comes down to:

  • Whether it is a home or a commercial building
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for the job before you book.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • How the loft is reached, if there is one
  • What kind of property and roof it is
  • What’s prompted the survey
  • Your timetable, such as an exchange date

Getting a price is simple: just ring 07833 053749 or use the contact form and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.

What happens on the day

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. On timing, it usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Seawick, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

Related advice

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What we are asked to look at in Seawick

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

We are often asked to look at:

  • Dripping or leaking gutter joints
  • Gutters packed with leaves or moss
  • Cracked or loose downpipes
  • Water backing up from a hidden gutter

For site and facilities teams at buildings such as Tendring Enterprise Studio School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • What the survey will not cover
  • Is there a chance to talk the report through?
  • Is VAT included in the price?

Seawick questions

Is my home in Seawick listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Does being near the coast affect roofs in Seawick?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Seawick is within about 1 mile of the coast.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so we report on what’s visible.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Will the survey check for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
