Gutter surveys for homes and businesses in Toot Hill
Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We’re frequently asked to look into leaves and moss blocking gutters and water spilling over the gutter edge, across outlets and hoppers, parapet and box gutters and fascias and soffits.
In a small place like Toot Hill, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Signs you need a gutter survey in Toot Hill
Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.
Things that often lead to a survey include:
- Gutters full of debris and silt
- Rotten fascias or stained soffits
- Gutters overflowing in heavy rain
- Sagging gutters and loose brackets
Living close to Weald Common Flood Meadows is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Choosing a roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What the report includes, and whether it has photographs
- Which viewpoints they use to see the roof
- How long they’ve been surveying roofs
What a survey costs
Several things affect the price of a survey:
- The height of the building and how the roof can be seen safely
- The number of roofs, including extensions and garages
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.
What to tell us when you contact us
To price your survey accurately, we will ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- The style of property, from a terrace to a block
- Your postcode, so we can check access and travel
- Why you want a survey: buying, a leak, a storm or new work
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.
What happens on the day
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. Older roofs in small places like Toot Hill can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- The findings are written up with photos and recommendations.
Before we arrive
- For flats, check roof access has been agreed
- If you are buying, let the agent know when we are coming
