Drone roof surveys for homes and businesses in Toot Hill

Our price is from £400, including VAT. The Premium Survey includes a drone inspection where applicable, along with structural analysis, a same-day report and an in-person consultation. It also includes a follow-up after 12 months. We’ll tell you if a drone is not the right tool for your roof. You get a written report with the close-up photos from the flight. If you’ve noticed eroded pointing on a chimney stack and slates or tiles shifted by high winds, we can find out what’s behind it.

Some older homes in villages like Toot Hill are listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When you need someone else

It’s a careful look at the roof, not the whole story. Its limits include:

  • The underside of the roof (that needs an inside check)
  • Neighbouring roofs the owner hasn’t asked us to survey
  • A structural engineer’s report

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey before booking. What our survey covers.

Roof types and parts we check

  • Tall and steep roofs
  • Valleys and parapet gutters
  • Large and complex roofs
  • Chimney stacks
  • Fragile roofs
  • Flat roofs on upper floors

Landlords, agents and block managers in Toot Hill

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What happens if roof problems are left?

From ground level, you’re guessing about most of a tall roof. A drone replaces that guesswork with clear photographs. Seeing the problem makes it easier to decide what to do. In a small place like Toot Hill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Why book with us

  • PI and public liability insurance
  • Surveys seven days a week
  • Satisfaction rate of 98%
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours at a house, including the airspace and weather checks before take-off. If you have questions on the day, just ask. Around Toot Hill, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by making sure a drone flight makes sense for the roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. You get photos, findings and clear recommendations.

How to prepare

  • If you are buying, check with the agent that we can get in
  • Keep pets inside or away from the areas we are looking at
  • Check we can get to the back of the property

Toot Hill: your questions answered

Does a conservation area affect roof work in Toot Hill?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can you fly a drone over a roof in Toot Hill?

That depends on where the roof is and on the weather. North Weald Airfield is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

How much is a survey?

Prices start from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Flying and imaging in Toot Hill

Toot Hill is about 3 miles from North Weald Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

With Hill Hall about 2.4 miles south-west, the area around Toot Hill has a long history. A drone or thermal survey does not involve any work on the roof, which suits older buildings. Around Toot Hill, as everywhere, small roof faults are simplest to sort before they let water in.

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. You cannot see it from the street at all, but it’s plain to see from the air.

What a survey costs

A few things affect what a survey costs:

  • How many separate roofs there are, like extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office
  • The roof’s overall size

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one
  • What made you get in touch
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, ring 07833 053749 or use the contact form.
