Thermal roof survey in Toot Hill

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. There is an in-person consultation as well, plus a follow-up 12 months later. You can call 07833 053749 or email us with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. If you’ve noticed moisture around outlets and upstands and cold spots on ceilings under the roof, we can find out what’s behind it, whatever the roof.

Villages like Toot Hill often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What we are asked to look at in Toot Hill

After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.

We’re often asked to look at:

  • Cold areas below the roof
  • Damp where roofs meet walls and chimneys
  • Wet insulation beneath the membrane
  • Heat escaping through the roof

For any home in Toot Hill, it’s the small, early fault that is cheapest to put right.

What a good roof survey covers

Leave it or get it looked at?

Without thermal imaging, the only way to see how far water has spread is often to open up the roof. It helps when deciding whether to patch an area or replace the roof. Older cottages and farmhouses around Toot Hill can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Flying and imaging in Toot Hill

About 2.4 miles south-west lies Hill Hall, a reminder of how long the area around Toot Hill has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

Toot Hill questions

Is Toot Hill within the area you cover?

Yes. Toot Hill is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Are there drone restrictions around Toot Hill?

It depends on the exact address and the weather on the day. North Weald Airfield is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Is thermal imaging included in your surveys?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

Do you climb onto every roof?

Only where it is safe to do so. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Does the report include photographs?

Yes. The report includes photographs of what we found.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours for a house; commercial roofs usually need 3–4 hours. Around Toot Hill, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Related advice

Before and after the survey

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Clear leaves from outlets and gutters each autumn
  • Remember the conditions on the day affect the results
  • Don’t climb onto the roof to look for leaks yourself
  • Use the report as a baseline for later checks

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Clear results when the conditions on the day are poor
  • Hidden layers that need to be opened up to check

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and does not.
