Gutter surveys for Holland-on-Sea homes and businesses

Gutter surveys for homes and businesses in Holland-on-Sea

A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. If you’re worried about downpipes that are split or coming away and leaves and moss blocking gutters, a survey will tell you what’s going on.

Houses in smaller places like Holland-on-Sea can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

What we do, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. Some parts of a survey depend on the weather, so a visit to Holland-on-Sea is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

What a gutter survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Hidden sections we can’t view safely
  • Damage hidden inside walls or behind boards
  • Asbestos testing of old gutters, downpipes or soffits

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.

Common roof problems in Holland-on-Sea

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

People typically book a survey when they’ve noticed something like this:

  • Gutters packed with leaves or moss
  • Gutters that have fallen out of line
  • Leaking or loose downpipes
  • Gutters overflowing in heavy rain

The streets around a church such as St Bartholomews Church Hall are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions to ask before booking

  • Will the report include photos?
  • Which limits apply to the survey
  • What insurance they carry

What a roof survey includes

Roof by roof

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Holland-on-Sea homes and their roofs

Holland-on-Sea lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. With Thorpe Hall about 3.4 miles north, Holland-on-Sea sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Clacton-On-Sea station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park such as Pickers Ditch Meadow, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Questions from Holland-on-Sea

I let a flat near Clacton-On-Sea station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does a conservation area affect roof work in Holland-on-Sea?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

What happens after the survey?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Does the season matter for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. To book, phone 07833 053749 or send us an email.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Leave it or get it looked at?

Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. On a bungalow or cottage around Holland-on-Sea, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
