What affects the cost of gutter surveys

All our prices include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • The height of the building and how the roof can be seen safely

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

Gutter survey in Virley

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed soffits marked by water and gutters that have fallen out of line, a survey will tell you what’s going on.

Older buildings in small places like Virley may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

How the survey works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Virley needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Leave side gates unlocked
  • Keep pets inside or away from the areas we are looking at
  • Check the loft hatch can be reached

Do you need a gutter survey in Virley?

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

It is worth booking a survey if you’ve seen:

  • Rotten fascias or stained soffits
  • Gutters full of debris and silt
  • Overflowing eaves gutters
  • Brackets that have dropped or snapped

The streets around a church like Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the price includes VAT
  • What insurance they carry

What’s in a roof survey

Different roofs, different checks

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It’s inspected as far as safe access allows.

Before and after the survey

These tips come from what we see on roofs every week:

  • Check downpipe clips are holding
  • Include valley, parapet and box gutters when clearing
  • Have gutters cleared at least once a year
  • Check from ground level or a window, not a ladder

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.

Questions from Virley

How do I find out if my home in Virley is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do roofs near the sea, like those around Virley, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you check the loft?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Will you look at parapet and box gutters as well?

Yes, where it is safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it’s applicable.

Can the survey be at a weekend?

Yes. Surveys are carried out seven days a week. Just call 07833 053749 or email us to arrange a day.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Gutter surveys in Virley: local notes

Virley lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. About 3.1 miles north-west lies Layer Marney Tower, a reminder of how long the area around Virley has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Virley is about 4 miles south-east of Tiptree, in Essex. Wherever you are in Virley, we can come and survey your property, on a weekday, Saturday or Sunday. Virley is one of the towns and villages in Essex where we work for gutter surveys. We also survey roofs in Chelmsford.
