Tollesbury questions

How do I find out if my home in Tollesbury is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Tollesbury?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What happens after the survey?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

Can you tell me if my old gutters contain asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

What’s the best way to book?

To arrange a survey, call 07833 053749 or use the contact form and tell us the address and what you’d like to know. We will confirm the price and agree a day with you.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Gutter surveys for homes and businesses in Tollesbury

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. Typical surveys look at gutters overflowing in heavy rain and gutters packed with leaves or moss, on outlets and hoppers, valley gutters and fascias and soffits.

Some older homes in villages like Tollesbury are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Tollesbury homes and their roofs

Tollesbury lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and plenty of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as Tollesbury School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Mary the Virgin: old fixings, lead flashings and tall chimneys are typical of older roofs. Layer Marney Tower, about 4.8 miles north, is one of the historic houses in the wider area around Tollesbury. Older homes in the area may have roofs that need matching materials when work is done.

Tollesbury is about 7 miles east of Maldon, in Essex. Whether the building in Tollesbury is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely. Most surveys take about 1–2 hours for a house, and longer for a large or complex roof. In a small place like Tollesbury, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Let us know about parking before the day

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or email us.

Advice

What happens if roof problems are left?

Small gutter faults rarely fix themselves. Every downpour adds to the damage, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. Older and listed buildings around Tollesbury may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Look for new stains on ceilings below valleys after rain
  • Have overhanging branches cut back
  • Look for green streaks or damp patches on walls
  • Include valley, parapet and box gutters when clearing

If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s hidden inside a downpipe
  • Asbestos testing of old gutters, downpipes or soffits
  • Gutters out of sight from each safe vantage point

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What our survey covers.
