Pre-purchase roof survey in Virley: what you get

We survey roofs for buyers in Virley and across London and South East England. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, call 07833 053749 or use the contact form. We survey clay and concrete tiles, gutters and downpipes and flat-roofed extensions and dormers, and people most often book us about bitumen or mortar used in place of proper repairs and slates or tiles that have slipped or gone.

Older buildings in small places like Virley may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

When you need someone else

Before you book, it is worth knowing what a survey will not do:

  • What’s under the slates, tiles or felt
  • How a seller will respond, or what the house is worth
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Flat-roofed extensions and dormers
  • The roof space
  • Lead flashings and valleys
  • Gutters and downpipes

How the survey changes by roof type

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Chimney stacks

Our chimney check is a visual one, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.

Virley questions

Is my home in Virley listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Does being near the coast affect roofs in Virley?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

At what stage of buying should I get the roof surveyed?

Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.

Will you climb onto the roof?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

Pre-purchase roof surveys in Virley: local notes

Virley lies within about 3 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Layer Marney Tower, about 3.1 miles north-west, is one of the historic houses in the wider area around Virley. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Virley is about 4 miles south-east of Tiptree, in Essex. We survey roofs in Virley across London and South East England. Virley is one of the places in Essex we cover for pre-purchase roof surveys. You can also see our page for Chelmsford.

What we are asked to look at in Virley

Viewings rarely include a proper look at the roof. You see the rooms, not the slates. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

Things that often lead to a survey include:

  • Standing water on a flat extension roof
  • Worn or lifted lead flashings
  • Roof slopes that look uneven or sagging
  • Gutters that overflow or drip at the joints

The streets around a church like Church of St Mary are frequently among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before you book anyone

  • Is there a chance to talk the report through?
  • When you’ll get the report
  • How they plan to inspect the roof safely

What’s in a roof survey

What a survey costs

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Booking your survey

There’s no need for technical words. It’s enough to tell us:

  • The type of building and roof, such as pitched or flat
  • Dates you are working to, like exchange
  • Where water is showing inside, if it is
  • What made you get in touch

To arrange a survey, call 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We will confirm the price before you book.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. You’re welcome to ask questions while we are there. Somewhere like Virley needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Each part of the roof is examined and photographed.
  5. We email a written report with photographs and recommendations, ready for you to use before exchange.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Leave side gates unlocked
  • Move anything stored under the loft hatch

What happens if roof problems are left?

Lots of buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, so you can plan work before small faults get bigger. In a place like Virley, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
