Chimney surveys for homes and businesses in Virley

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and our recommendations. We survey lead flashings, shared and party-wall stacks and chimney pots and cowls, and people most often book us about a chimney out of line and lifted or split lead flashings.

In a small place like Virley, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Do you need a chimney survey in Virley?

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

A survey can pick up problems such as:

  • A stack that appears to lean
  • Staining on walls around the chimney
  • Cracked or missing flaunching
  • Mortar washing out of the joints

If you live in an older home near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before booking anyone

  • Whether the loft is part of the inspection
  • Whether VAT is in the quoted price
  • Which parts of the roof they’ll actually see

Questions from Virley

Is the coastal weather around Virley hard on roofs?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Virley is within about 3 miles of the coast.

Is Virley within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What’s the best way to book?

It’s easiest to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will take it from there. We survey on weekdays, Saturdays and Sundays.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about one to two hours for most homes, a little longer where there are several stacks. In a hamlet or village like Virley, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • Buyers: confirm access with the estate agent or seller

Roofs, chimneys and gutters in Virley

The coast is about 3 miles or less from Virley, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Layer Marney Tower lies about 3.1 miles north-west, so building around Virley goes back a long way. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

Different roofs, different checks

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.

Flaunching

Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.

Can I check my roof myself?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
