Chimney survey in Ramsey Island
Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. Common reasons to book are signs that a stack is leaning and gaps in the mortar around the pots, across flaunching, chimney pots and cowls and shared and party-wall stacks.
Somewhere as small as Ramsey Island, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What else we do in Ramsey Island
Roof by roof
Rendered stacks
We cannot see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.
Chimney breasts and the loft
In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.
Ramsey Island homes and their roofs
Ramsey Island lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.
For landlords with property near Southminster station, the gap between tenancies is a good time to have the roof looked at. If your home is one of the older ones in the streets near St Lawrence Church Centre, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Have the flue swept and checked if you use the fire
- Leave close inspection to people with safe access
- Make sure fixings on the stack are secure
- Keep track of stains on chimney breasts
Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
Honest limits
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Whether the flue is safe to use
- What’s inside the brickwork or behind render, without opening up
- Whether a gas appliance or its flue is safe
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

Ramsey Island: your questions answered
I let a flat near Southminster station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and tell us about the building.
Does a conservation area affect roof work in Ramsey Island?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Will you walk on the roof?
Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
What does a roof survey cost?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Landlords, agents and block managers in Ramsey Island
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
What we do, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. In a small place like Ramsey Island, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- We send a written report with photos, the defects found and what we recommend.
Before the survey
- Point out any leaks or damp patches
- Agree roof access with the managing agent if it’s shared
- Have keys ready for side gates, garages or roof access doors
