How we price chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • Basic, Standard or Premium
  • Building height and the viewpoints available

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Your postcode, so we can check access and travel
  • Your timetable, such as an exchange date
  • Any marks or damp showing indoors
  • Pictures from the garden or a window, if you have them

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Chimney survey in Salcott-cum-Virley: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check everything that’s safely in view and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. You get a written report with photos and what we recommend. Typical surveys look at flashings pulling away from the stack and bricks with flaking faces, on chimney breasts, shared and party-wall stacks and flaunching.

In a village or hamlet like Salcott-cum-Virley, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours at a typical home, and about three to four hours for a commercial roof. For a village or hamlet like Salcott-cum-Virley, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed
  • Make sure we can get to the back of the property

Booking a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or drop us an email.

Advice

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Ask about consent before removing a chimney on an older property
  • Have brackets on the chimney checked
  • Use the report as a baseline for future checks
  • Ask for ventilated caps on redundant stacks

With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Signs you need a chimney survey in Salcott-cum-Virley

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

It is worth booking a survey if you’ve seen:

  • A chimney out of line
  • Unused flues sealed without airflow
  • Worn or missing pointing
  • Damp patches on chimney breasts

The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • Whether the price includes VAT
  • Whether the inside of the roof is included
  • What the report includes, and whether it has photographs
  • Whether they hold professional indemnity and public liability insurance

Questions from Salcott-cum-Virley

Does a conservation area affect roof work in Salcott-cum-Virley?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Salcott-cum-Virley?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you need to go on the roof to check the chimney?

We look from ground level, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Will you go up on the roof?

Only if it’s safe. We check everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Chimney surveys in Salcott-cum-Virley: local notes

The coast is about 3 miles or less from Salcott-cum-Virley, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Historic houses such as Layer Marney Tower, about 2.7 miles north-west, show how far back building around Salcott-cum-Virley goes. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Why it’s worth a survey now in Salcott-cum-Virley

Most people never get a careful look at their chimney stacks. Defects tend to go unseen until there is a stain. A survey gives you a clear picture before that happens. In a place like Salcott-cum-Virley, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
