What a gutter survey does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Damage hidden inside walls or behind boards
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

About our gutter survey in Puttock's End

We survey gutters and rainwater systems in Puttock's End and right across London and the South East. On the day, we inspect what can be seen safely from ground level, windows, the loft space and the roof where it’s safe. A visit usually takes about one to two hours at most homes, though large, tall or awkward roofs take more time. The written report follows, with photos and recommendations. Typical surveys look at hoppers and outlets full of debris and leaves and moss blocking gutters, on downpipes, outlets and hoppers and parapet and box gutters.

Somewhere as small as Puttock's End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Where we can’t see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t.

Common questions in Puttock's End

Do you survey roofs for landlords with property near Stansted Airport station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Puttock's End listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, call 07833 053749 or use the contact form.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Surveys for landlords and agents in Puttock's End

Businesses and commercial landlords can book us too. Bigger roofs take more time.

Landlords and letting agents in Puttock's End book surveys as well as householders. The report gives you a dated record of the gutter, with photographs, which helps you plan work between tenancies.

Roofs, chimneys and gutters in Puttock's End

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Barrington Hall, about 1.9 miles south-west, show how far back building in the area around Puttock's End goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you own a rental within reach of Stansted Airport station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Takeley Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for a house, with bigger or more complicated roofs taking longer. Somewhere as small as Puttock's End, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. The roof space is checked for water marks if it is safe to get into.
  5. You get a report with photographs and recommendations.

Preparing for the visit

Advice

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

How the survey changes by roof type

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

Useful tips for Puttock's End property owners

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Don’t climb a ladder to look in the gutters
  • Check the loft with care after heavy rain
  • Book gutter clearing once a year, more often near trees
  • Watch for green marks down the brickwork

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
