Puttock's End Roof Leak Investigation
Tracing where water is getting into your roof for Puttock's End and the rest of Essex. Surveys run on any day of the week.
- Water coming in around a roof light or dormer
- Staining where a gutter or parapet meets the wall
- Leaks that appear only in driving rain
What we cannot see
It is a careful look at the leaking roof, not the whole story. Its limits include:
- Leaks from plumbing, tanks or pipework rather than the roof
- What’s under the covering or behind the plaster
- Whether rotten timbers meet design loads
If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before booking. The full list of what we check.
What we check
- Valleys and parapet gutters
- The roof space
- Chimney stacks
- Flat roof details
- Slate and tile slopes
- Rooflights and dormers
- Lead flashings
Roof leak investigation in Puttock's End: what you get
Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back. Patching the spot above the stain often misses the real cause. Tracing the route first means any work can be aimed at the right place. We are often asked to look into staining around the chimney inside and a leak that comes and goes with the weather, on valleys and parapet gutters, rooflights and dormers and chimney stacks.
Being in a small place like Puttock's End makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Roof by roof
Parapet and box gutters
Linings, joints and outlets are inspected wherever it’s safe, and look for signs of past overflowing.
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.
Wind, rain and roofs in Puttock's End
Barrington Hall, about 1.9 miles south-west, is one of the historic houses in the wider area around Puttock's End. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. The covering and its details give the first clues when tracing where water is coming from.
Landlords with a home close to Stansted Airport station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

How it works
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours, more where the leak is intermittent or the roof is large. Older roofs in small places like Puttock's End can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- You tell us where the water shows and when it appears.
- We check the stain, the ceiling and the loft above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- Moisture readings and thermal imaging are used where they help.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Before the survey
- Point out any leaks or damp patches
- For flats, check roof access has been agreed
- Leave a clear route to the loft

Do you need a roof leak investigation in Puttock's End?
Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. The stain may appear well away from the valley itself.
We are frequently asked to look at:
- Wet patches high on an inside wall
- Drips in the loft during heavy rain
- Brown rings on upstairs ceilings
- Leaks at a dormer or roof window
For site and facilities teams at buildings such as Takeley Primary School, a leak through a large roof is frequently found some distance from where the water shows inside.
What to check before booking
- What follow-up you get after the report
- When you’ll get the report
- Whether any drone flown is registered with the CAA
- Will the report include photos?
Puttock's End questions
Do you cover smaller places like Puttock's End?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.
Is my home in Puttock's End listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
What will the report tell me?
Written findings with photos, covering the condition of the leaking roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Does the report include photographs?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.
Do you look in the loft space?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Prices for roof leak investigations in Puttock's End
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
- The height of the building and how the roof can safely be seen
- The number of roofs, including extensions and garages
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
Helping us price your survey
A little information up front helps. It helps to include:
- Why you want a survey: buying, a leak, a storm or new work
- Anything about access we should know
- Pictures of the roof from a safe spot, if you have them
- Where water is showing inside, if it is
