Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Drone roof survey in Puttock's End

Prices start from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. There is a 12-month follow-up as well. If a drone will not help on your roof, we will say so. Every drone survey comes with a written report and close-up photographs. We survey tall and steep roofs, large and complex roofs and valleys and parapet gutters, and people most often book us about storm damage on steep or tall roofs and blistered or cracked flat roof coverings.

Older buildings in small places like Puttock's End may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or use the contact form.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

How we price drone roof surveys

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • Roof area
  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium

To find out what your survey will cost, call 07833 053749 or use the contact form with the address and a few details. We’ll confirm the figure before booking.

Booking your survey

Here’s what helps us most when you contact us:

  • Dates you are working to, such as exchange
  • Where the property is, with the postcode
  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window

Our phone lines are open seven days a week. To book or ask a question, phone 07833 053749 or drop us an email.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours at a house, including the airspace and weather checks before take-off. Around Puttock's End, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. You give us the address so we can check the airspace.
  2. We arrange any permission that’s needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. Your report arrives by email, with close-up photos and recommendations.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Tell us where we can park nearby
  • Unlock side gates and any roof access doors

What happens if roof problems are left?

On a tall building, problems are often found only when water comes in. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. In a place like Puttock's End, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the written report is part of the package. Drone roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

Flying and imaging in Puttock's End

Puttock's End is inside, or right on the edge of, the flight restriction zone around Stansted Airport. Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Make sure the loft can be reached
  • Shut pets inside while we fly
  • Make sure there’s room outside for the drone to take off
  • Allow for a change of day in poor weather

File the report and photos with your home documents. They give you something to compare against later.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.

Puttock's End: your questions answered

Is my home in Puttock's End listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is Puttock's End within the area you cover?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Can you fly a drone near an airport?

That depends on where the roof is. Flying inside a flight restriction zone needs permission from the airport or air traffic control. Allow a little extra time if your home is close to an airport.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.
