Gutter survey in Almshouse Green: what you get
A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey fascias and soffits, eaves gutters and parapet and box gutters, and people most frequently book us about leaks at the gutter joints and gutters overflowing in heavy rain.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
After the visit, you get a report with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

The survey, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Almshouse Green can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there is safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
Before we arrive
- Keep pets out of the way during the survey
- If the roof is shared, arrange access with whoever manages the building
- Have any questions written down, so nothing gets missed

Signs you need a gutter survey in Almshouse Green
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.
People usually book a survey after spotting one of these:
- Rotten fascias or stained soffits
- Sagging gutters and loose brackets
- Water spilling over the gutter edge
- Gutters packed with leaves or moss
For site and facilities teams at buildings such as Hedingham School and Sixth Form, large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before you book
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the loft space is looked at, where there is one
- What the report includes, and whether it has photos
- Their report turnaround times
Honest limits
A survey is a close look at the gutter, but it can’t do everything. The main limits are:
- Asbestos testing of old gutters, downpipes or soffits
- Hidden sections we can’t view safely
- Blockages deep inside downpipes
If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and does not.

Why act early in Almshouse Green
Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Around Almshouse Green, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Why book us in Almshouse Green

Should I look at the roof myself first?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
FAQs for Almshouse Green
How do I find out if my home in Almshouse Green is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Almshouse Green within the area you cover?
Yes, Almshouse Green is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
What does a gutter survey cost?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your building, call 07833 053749 or email us.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.
Can you tell me if my old gutters contain asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
When is the best time for a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.
