How a gutter survey works in Harrowcross

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you’ve noticed gutters overflowing in heavy rain and brackets that have dropped or snapped, we can find out what’s behind it, on downpipes, outlets and hoppers and eaves gutters alike.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Roofs, chimneys and gutters in Harrowcross

Hedingham Castle, about 1.7 miles north-east, is one of the historic houses in the wider area around Harrowcross. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Hedingham School and Sixth Form will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Harrowcross is about 3 miles north-west of Halstead, in Essex. We visit Harrowcross as part of our work across Essex. Our Essex coverage includes Harrowcross. There’s also a page for Chelmsford.

What happens if roof problems are left?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Harrowcross questions

Do you cover Harrowcross?

Yes, Harrowcross is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Harrowcross?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Let us know about it as you book and we will plan the survey around it.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so the report covers what can be seen.

What happens next?

The report arrives by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you survey underground drains?

No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

What happens on the day

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Harrowcross needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
  • Clear the way to the loft hatch

Tips from our surveys

Small things make a difference. Some pointers:

  • Don’t climb a ladder to look in the gutters
  • Check for spilling water in a downpour
  • Include valley, parapet and box gutters when clearing
  • Watch for green marks down the brickwork

If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What we look for on each type of roof

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.

Landlord and commercial surveys in Harrowcross

Businesses and commercial landlords can book us too. Larger roofs take longer.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
