Gutter Survey in Barrow Hill
A careful look at the gutter at your property in Barrow Hill, with photos and a written report.
- Water spilling over the gutter edge
- Choked outlets or hopper heads
- Soffits marked by water
How a gutter survey works in Barrow Hill
Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. We survey outlets and hoppers, fascias and soffits and eaves gutters, and common reasons people get in touch are water spilling over the gutter edge and gutters full of debris and silt.
Older buildings in small places like Barrow Hill may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Barrow Hill questions
I let a flat near Wivenhoe station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or email us and let us know about the building.
Does being near the coast affect roofs in Barrow Hill?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Barrow Hill is within about 1 mile of the coast.
Do you look in the roof space?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
Do you climb onto every roof?
Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Does the report include photos?
Yes. The report includes photographs of what we found, so you can see each point for yourself.

What else we do in Barrow Hill
What we do, step by step
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Older roofs in small places like Barrow Hill can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it is safe to get into.
- You get a written report with photos and recommendations.
Getting ready for the survey
- For a flat or shared roof, check access with the building owner or managing agent
- Unlock side gates and any roof access doors
- Keep pets in another room

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.
Advice
Tips that help
You do not need to be a roofer to help. What helps most:
- Include valley, parapet and box gutters when clearing
- Look out for overflows when it pours
- Look for downpipes coming loose
- Watch ceilings under valley gutters for fresh marks
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
What a gutter survey doesn’t cover
A survey is a careful look at the gutter, but it cannot do everything. The main limits are:
- Rot or damp concealed behind fascias or inside walls
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Gutters out of sight from each safe vantage point
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before you book. The full list of what we check.
What we check
- Outlets and hoppers
- Eaves gutters
- Fascias and soffits
- Parapet and box gutters
- Valley gutters
- Downpipes
Can I check my roof myself?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Leave it or get it looked at?
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. Older cottages and farmhouses around Barrow Hill can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

For landlords and managing agents
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Local roofs in Barrow Hill
The coast is about 1 mile or less from Barrow Hill, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you own a rental within reach of Wivenhoe station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Mersea Island School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
