Gutter survey in Peldon: what you get
Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from what can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Common reasons to book are valley or box gutters that overflow inside and joints that drip after rain, across parapet and box gutters, downpipes and eaves gutters.
In a village or hamlet like Peldon, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
The survey, step by step
After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, most surveys take about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Somewhere as small as Peldon, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Mention any parking restrictions on your street
- Keep pets in another room

Advice
Your questions about gutter surveys in Peldon
How do I find out if my home in Peldon is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near Wivenhoe station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details, and we will talk through which survey suits.
Is Peldon in your area?
Yes. We survey roofs across London and South East England, Peldon included.
Do you need to get into the loft?
Usually, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
How long will you be on site?
A visit normally takes an hour or two for a house, while a commercial roof takes nearer three to four hours. We will give you an idea as you book.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Is there a good time of year to book a gutter survey?
There’s no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.
Landlord and commercial surveys in Peldon
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run seven days a week, which can make access easier.
Why act early in Peldon
Clearing gutters removes the debris, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Around Peldon, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
Prices quoted always include VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What this survey can’t tell you

- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Gutters out of sight from every safe viewpoint
- Pipes below ground level
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and does not.

What a gutter survey looks like in Peldon
Peldon lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If your house is among the older ones in the streets near Church of St Mary the Virgin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. With Layer Marney Tower about 3.9 miles west, the area around Peldon has a long history. Older homes in the area may have roofs that need matching materials when work is done. For landlords with property near Wivenhoe station, the gap between tenancies is a good time to have the roof looked at.
