Gutter Survey in Nine Ashes
A careful look at the gutter at your property in Nine Ashes, and put it all in a photo-illustrated written report.
- Fascia boards damaged by overflowing water
- Leaves and moss blocking gutters
- Leaking or loose downpipes
What we’re asked to look at in Nine Ashes
Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead is also a target for theft.
Here are some of the things we see frequently:
- Brackets that have dropped or snapped
- Gutters full of debris and silt
- Rotten fascias or stained soffits
- Downpipes that are split or coming away
If your house is among the older ones in the streets near Church of St Laurence, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How a gutter survey works in Nine Ashes
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. We’re often asked to look into fascia boards damaged by overflowing water and water backing up from a hidden gutter, on eaves gutters, downpipes and outlets and hoppers.
In a village or hamlet like Nine Ashes, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
The report records the gutter as we found it on the day. It’s useful right away, and a good reference for later, like when you want to compare after future work.

What we look for on each type of roof
Box and secret gutters
Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can be seen safely.
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets where it is safe to see them. Lead is also a target for theft.

Questions from Nine Ashes
Can a landlord with a rental near Ingatestone station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we will talk through which survey suits.
Is Nine Ashes within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
How much is a gutter survey?
Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. For a price, ring 07833 053749 or drop us an email.
Is there a good time of year to book a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when you book.
What a gutter survey does not cover
Some things cannot be seen without opening up the roof, and that sets some limits:
- What’s behind fascias and inside walls
- Underground drains, which need a CCTV drain survey
- Blockages deep inside downpipes
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.
Roof types and parts we check
- Valley gutters
- Parapet and box gutters
- Outlets and hoppers
- Fascias and soffits
- Eaves gutters
- Downpipes
Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
The survey, step by step
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for most houses, or half a day or so for a commercial building. In a small place like Nine Ashes, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- We look in the loft space, where there is safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
Before we arrive
- Note where any stains or damp appear
- Dig out any old roof reports or invoices
- Let us know about parking before the day

Gutter surveys in Nine Ashes: local notes
About 4.6 miles south-east lies Ingatestone Hall, a reminder of how long the area around Nine Ashes has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In Essex, older buildings are often clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first.
For site and facilities teams at buildings such as Blackmore Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Ingatestone station, a roof report helps you deal with small faults before they turn into a call from a tenant.
