- Hidden sections we cannot view safely
- Confirming asbestos in older rainwater goods

How a gutter survey works in Berners Roding
A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. If you’re worried about leaks at the gutter joints and leaking or loose downpipes, a survey will tell you what’s going on.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.
How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Berners Roding, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Point out any leaks or damp patches
- Mention any parking restrictions on your street
- Leave a clear route to the loft

- Building height and the viewpoints available
- Any need for thermal images or a drone flight

Booking your survey
We will usually ask about:
- Photos of the roof, taken safely from the ground or a window
- Whether there is a loft hatch, a shared roof or tricky access
- Your timetable, like an exchange date
- Where any leaks, stains or damp patches show inside
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
Do you need a gutter survey in Berners Roding?
Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.
Signs worth acting on include:
- Sagging gutters and loose brackets
- Choked outlets or hopper heads
- Overflowing eaves gutters
- Downpipes that are split or coming away
Around Berners Roding, as everywhere, small roof faults are simplest to sort before they let water in.

- Which parts of the roof they’ll actually see
- What experience they bring

Berners Roding: your questions answered
Is Berners Roding within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.
Do you cover Berners Roding?
We do. The survey and report are the same in Berners Roding as anywhere else.
Is there a good time of year to book a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
Do you test soffits or gutters for asbestos?
No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
Will you fly a drone over my roof?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Different roofs, different checks
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We look at what’s visible and note what isn’t.
Gutter surveys around Berners Roding
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you own one of the older houses in the streets near Parish Church of St Christopher Willingale Doe, its roof may have old fixings, lead flashings and chimneys that need a closer look.
