How a gutter survey works in Loves Green

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. If you are worried about water spilling over the gutter edge and choked outlets or hopper heads, a survey will tell you what’s going on.

In a small place like Loves Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Local roofs in Loves Green

About 2.8 miles east lies Hylands, a reminder of how long the area around Loves Green has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take an older house close to St Paul's Church: old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Highwood Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What this survey can’t tell you

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

Roof types and parts we check

  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Downpipes
  • Eaves gutters
  • Fascias and soffits

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What happens on the day

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Loves Green, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Make sure the loft hatch can be reached
  • Keep pets in another room
  • Buyers: confirm access with the estate agent or seller

Advice

Common roof problems in Loves Green

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.

Things that often lead to a survey include:

  • Choked outlets or hopper heads
  • Gutters overflowing in heavy rain
  • Soffits marked by water
  • Downpipes that are split or coming away

If you let a flat or house near Ingatestone station, the gap between tenancies is a good time to have the roof looked at.

Before booking any roof surveyor

  • What the report includes, and whether it has photographs
  • Which limits apply to the survey
  • Whether any drone flown is registered with the CAA
  • Whether you can ask questions once you have the report

Practical tips

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Check downpipe clips are holding
  • Don’t leave hidden gutters out of a clear-out
  • Have gutters cleared at least once a year
  • Look out for overflows when it pours

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Questions from Loves Green

Will you come out to Loves Green?

Yes. Loves Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Ingatestone station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

Is there a good time of year to book a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Are you structural engineers?

No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We look at the joints, brackets and falls.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.
