Flat roof survey in Loves Green, Essex
Surveys of flat roofs on homes, extensions and commercial buildings for Loves Green and the rest of Essex. Surveys run on any day of the week.
- Ponding water that does not drain away
- A sagging deck under the covering
- Splits, cracks and crazing
Flat roof survey in Loves Green: what you get
Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey felt flat roofs, upstands and outlets and GRP fibreglass, and people most often book us about dips that suggest the deck is deflecting and leaks around rooflights.
Flat roofs on exposed homes in small places like Loves Green take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

What affects the price in Loves Green
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Extra roofs, like extensions, dormers or garages
- Chimneys, valleys, parapets and other details
- Whether thermal imaging or a drone is needed
- How tall the building is and how easy the roof is to see
All our prices include VAT. Our price is from £150, including VAT. You will know the price for your roof before you book.
What to tell us when you get in touch
There’s no need for technical words. Just tell us:
- The address and postcode of the property
- The style of property, from a terrace to a block
- Where water is showing inside, if it is
- Dates you’re working to, such as exchange
To arrange a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We will confirm the price before you book.
How the survey works
Once we have finished looking, we write up our findings as a written report with photographs, emailed to you. On timing, it typically takes an hour or two for a house, though large, tall or awkward roofs take more time. For a village or hamlet like Loves Green, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Point out any leaks or damp patches
- Let us know where we can park nearby
- Make sure the loft hatch can be reached

Before and after the survey
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:
- Check that new brackets or units haven’t damaged the covering
- Clear roof outlets and gutters each autumn
- Treat rooflights and old sheeting as fragile
- File the paperwork for the roof and any repairs
Landlords, owners and managing agents can keep the report as a dated record of the roof. It is useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
Flat roof surveys around Loves Green
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Hylands, about 2.8 miles east, is one of the historic houses in the wider area around Loves Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Take a building like Highwood Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Ingatestone station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For an older house near a landmark like St Paul's Church, the flat roofs on later extensions tend to wear out long before the main roof.

Loves Green: your questions answered
Will you come out to Loves Green?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you carry out roof surveys in Loves Green?
Yes, Loves Green is within the area we cover. We survey roofs across London and the South East. You can ring 07833 053749 or send us an email with the address and a few details.
Can you test old roof sheets for asbestos?
We do not test for asbestos. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.
What if it rains on the day?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.
Do you go up onto the roof?
Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
What types of flat roof do you survey?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.
Different roofs, different checks
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.
Felt and built-up roofs
A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.
What a flat roof survey doesn’t cover
It’s a careful look at the flat roof, not the whole story. Its limits include:
- What’s under the membrane without opening it up
- Whether the deck or joists are strong enough
- Asbestos testing, which needs a specialist asbestos surveyor
If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.
