Gutter surveys near Ardleigh

How a gutter survey works in Ardleigh

A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey valley gutters, eaves gutters and fascias and soffits, and common reasons people get in touch are choked outlets or hopper heads and leaks at the gutter joints.

Older buildings in small places like Ardleigh may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Why get it checked now?

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. Older cottages and farmhouses around Ardleigh can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Do you need a gutter survey in Ardleigh?

Hidden gutters are frequently lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead linings can also be stolen.

Most people get in touch when they’ve noticed something like this:

  • Rotten fascias or stained soffits
  • Downpipes that are split or coming away
  • Leaks at the gutter joints
  • Sagging gutters and loose brackets

Living close to Ardleigh Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Choosing a roof surveyor

  • What experience they bring
  • Whether you get a written report with photos
  • How soon the report will arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Ardleigh questions

Does being near the coast affect roofs in Ardleigh?

Often, yes. Within about 5 miles of the sea, as Ardleigh is, metal fixings wear faster and gales find any loose ridge or slate.

Do you cover smaller places like Ardleigh?

Yes. Ardleigh is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just call 07833 053749 or use the contact form for a price.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether it is a home or a commercial building

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

When you call or email, these details help:

  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • What made you get in touch
  • Dates you are working to, such as exchange

We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or send us an email.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Somewhere as small as Ardleigh, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Leave a clear route to the loft
  • Mention any parking restrictions on your street
  • Make sure pets are kept safely away

Advice

Roof by roof

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run so outlets get close attention.

Checking the roof from ground level

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Gutter surveys in Ardleigh: local notes

Ardleigh is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. With Castle House about 1.8 miles north, Ardleigh sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Manningtree station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
