Pre-purchase roof survey in Ardleigh

A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We cannot say how a seller will respond, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. If you are worried about blistered or split felt on a flat roof and bitumen or mortar used in place of proper repairs, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Ardleigh may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof by roof

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Ardleigh, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed
  • Gather any invoices or paperwork from past roof work

Pre-purchase roof surveys in Ardleigh: local notes

Ardleigh lies within about 5 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Castle House, about 1.8 miles north, is one of the historic houses in the wider area around Ardleigh. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. For an older house near a landmark like Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Signs you need a pre-purchase roof survey in Ardleigh

Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We do not carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

Common reasons to book include:

  • A ridge or slope that dips
  • Flashings that have lifted or split
  • Standing water on a flat extension roof
  • Loose pots and cracked flaunching

For landlords with property near Manningtree station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What to expect from a roof survey

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Commercial roofs and larger buildings
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Getting in touch

There is no need for technical words. Just tell us:

  • What made you get in touch
  • Photos of the roof, taken safely from ground level or a window
  • When you need the report by
  • How the loft is reached, if there is one

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.

Ardleigh: your questions answered

How do I find out if my home in Ardleigh is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Ardleigh?

Yes. Ardleigh is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

How do I book a survey in Ardleigh?

It is easiest to ring 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

When you need someone else

To be straight with you, a roof survey has limits:

  • A valuation or a promise of a lower price
  • A structural engineer’s report
  • Anything beyond the roof, which a full home survey covers

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.
