Ardleigh Heath Pre-Purchase Roof Survey
Find out the condition of the roof at your property in Ardleigh Heath. Visits run on weekdays and weekends, in the daytime.
- Standing water on a flat extension roof
- Gutters that overflow or drip at the joints
- Signs of past leaks inside the loft
Practical tips
Nothing here needs a ladder. A few suggestions:
- Ask the seller about past roof repairs
- Don’t leave it until just before exchange
- Pass the findings to your conveyancer
- Ask the agent to make sure the loft hatch can be opened
The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.
Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.
How a pre-purchase roof survey works in Ardleigh Heath
Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. All three include a written report with photos and recommendations. Typical surveys look at flashings that have lifted or split and slates or tiles that have slipped or gone, across chimney stacks, clay and concrete tiles and flat-roofed extensions and dormers.
Some older homes in villages like Ardleigh Heath are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
Nothing in the report is left vague: if work is needed, the report says so clearly.

What a pre-purchase roof survey looks like in Ardleigh Heath
Ardleigh Heath is within about 4 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. For a purchase or a newly finished roof, the materials decide which details matter most.
For landlords with property near Manningtree station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. With Castle House about 1.3 miles north-east, the area around Ardleigh Heath has a long history. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

Common questions in Ardleigh Heath
Is the coastal weather around Ardleigh Heath hard on roofs?
It can do. Ardleigh Heath is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Will you come out to Ardleigh Heath?
Yes, Ardleigh Heath is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it when booking and we’ll plan the survey around it.
Do you inspect the roof from on top?
Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where it applies.
Can I use the report to negotiate on price?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we cannot promise any saving.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.
What this survey cannot tell you
It is useful to know what a survey will not do before you book:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the house (that’s a RICS home survey)
- Structural calculations (that is a structural engineer’s job)
If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and doesn’t.
What we check
- Clay and concrete tiles
- Gutters and downpipes
- Lead flashings and valleys
- Natural slate
- Chimney stacks
- Flat-roofed extensions and dormers
- The roof space
Can I check my roof myself?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Leave it or get it looked at?
Lots of buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, and you can line up a roofer before small faults grow. Older and listed buildings around Ardleigh Heath may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
To find out what your survey will cost, ring 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

When to book a survey in Ardleigh Heath
A chimney stack stands out in the wind and rain and they’re frequently the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.
Common reasons to book include:
- Standing water on a flat extension roof
- Quick fixes on flashings and valleys
- Slipped or missing slates and tiles
- Sagging ridge lines or uneven roof slopes
Take an older house close to Church of St Mary: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Questions to ask before booking
- Are they insured for the work?
- Whether the loft space is looked at, where there is one
- What follow-up you get after the report
- Whether the price includes VAT
What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for a house, or half a day or so for a commercial building. Around Ardleigh Heath, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- If it isn’t your property yet, arrange access through the agent
- Check the loft hatch can be reached
- Keep pets out of the way during the survey
