Dedham Pre-Purchase Roof Survey
A roof survey before you buy a house or flat across Dedham, with drones and thermal imaging where they help. Call or email for a price.
- Slates or tiles that have slipped or gone
- A ridge or slope that dips
- Quick fixes on flashings and valleys
How a pre-purchase roof survey works in Dedham
A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both if you want the fullest picture. Typical surveys look at sagging ridge lines or uneven roof slopes and damp timbers or stains in the loft, on chimney stacks, natural slate and flat-roofed extensions and dormers.
For a small place like Dedham, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Common questions in Dedham
Is Dedham within the area you cover?
Yes, Dedham is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do roofs near the sea, like those around Dedham, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
When should I book a pre-purchase roof survey?
Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
Can I take the findings back to the seller?
Yes. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
How experienced are you?
Over 20 years and more than 5,000 surveys.
How it works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for a house, or half a day or so for a commercial building. If you have questions on the day, just ask. Older roofs in small places like Dedham can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- Access is arranged through you, the agent or the seller.
- We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Before we arrive
- Make sure pets are kept safely away
- Jot down any questions you want answered
- For a flat or shared roof, check access with the freeholder or managing agent

Pre-purchase roof surveys in Dedham: local notes
Dedham is within about 4 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Castle House lies about 0.5 miles south-east, so building around Dedham goes back a long way. If you’re buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. If your home is one of the older ones in the streets near Parish Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Dedham is about 6 miles north-east of Colchester, in Essex. Surveys in Dedham work the same way as everywhere we cover: a proper look at whatever is safely visible, photographs and a clear written report. Dedham is one of the places in Essex where we work for pre-purchase roof surveys. We also survey roofs in Chelmsford.
We cover every part of CO7 for pre-purchase roof surveys and the streets around it. Larger places within reach include Colchester (6 miles south-west), Clacton-on-Sea (13 miles south-east), Harwich (12 miles east), Camulodunum (7 miles south-west), Halstead (15 miles west) and Greenstead (5 miles south-west).
What’s near Dedham
We work in homes and buildings around The Sun Inn and East Bergholt High School and the streets around them. For rail, the closest station is Manningtree station, about 2.4 miles east. Well-known places in the area include Severalls Hospital (4.9 miles south-west) and Little Wenham Castle (4.1 miles north-east). For a walk, there is Cattawade Marshes.
What a pre-purchase roof survey doesn’t cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A valuation or a promise of a lower price
- Faults hidden behind ceilings, boards or coverings
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What our survey covers.
What this survey covers
- Chimney stacks
- Lead flashings and valleys
- Natural slate
- The roof space
- Gutters and downpipes
- Clay and concrete tiles
- Flat-roofed extensions and dormers
When to book a survey in Dedham
Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.
It is worth booking a survey if you’ve seen:
- Blocked or leaking gutters
- Chimney mortar that has eroded
- Bitumen or mortar used in place of proper repairs
- Gaps where slates or tiles have come loose
If you own a rental within reach of Manningtree station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Questions to ask before booking
- Will they check the loft as well as the outside?
- Are they insured for the work?
- What’s outside the scope of the survey
- Their track record with similar roofs
What you can safely check yourself
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Why act early in Dedham
Sellers are not always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today. For an older or listed building in a place like Dedham, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for the job before booking.
