Drone roof survey in Dedham: what you get

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. Safety comes first on every visit. We survey valleys and parapet gutters, large and complex roofs and chimney stacks, and common reasons people get in touch are lifted or split lead flashings and blocked valleys and parapet gutters.

Some older homes in villages like Dedham are listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

Drone roof surveys in Dedham: local notes

Dedham lies within about 4 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside lots of post-war and newer estates. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

If your house is among the older ones in the streets near Parish Church of St Mary, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. If you look after a building such as Dedham Church of England Voluntary Controlled Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. With Castle House about 0.5 miles south-east, the area around Dedham has a long history. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.

Dedham is about 6 miles north-east of Colchester, in Essex. Dedham gets the same service as everywhere else we work: a careful inspection, photos and a written report. We cover towns and villages across Essex, from the larger towns to small villages. For surveys nearby, see our Chelmsford page.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Somewhere like Dedham needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Jot down any questions you want answered
  • Note where any stains or damp appear

Leave it or get it looked at?

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Finding them now means less to put right, whatever height the roof is. For an older or listed building in a place like Dedham, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

Dedham questions

Are there drone restrictions around Dedham?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in high wind or heavy rain.

Does a conservation area affect roof work in Dedham?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show.

What does the report include?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

How much is a survey?

Prices start from £400, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Make sure the loft can be reached
  • Give us the full address so we can check the airspace
  • Keep pets indoors during the flight
  • Be ready to move the date if the weather turns

Keep the photos with your property records. They give you something to compare against later, and they help if you sell.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. On tall buildings, use a professional with the right access equipment. Blocked hidden gutters cause many leaks.

Different roofs, different checks

Chimney stacks

Our drone check of a chimney is visual, not a flue, gas or sweep inspection. If the flue needs a specialist, we will tell you.

Large commercial roofs

Large commercial roofs cover a lot of ground. A drone photographs the whole surface methodically.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
