How a chimney survey works in Dedham

On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We check what can be seen safely and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a written report with photos and our recommendations. We survey brick chimney stacks, chimney pots and cowls and shared and party-wall stacks, and people most often book us about lifted or split lead flashings and mortar washing out of the joints.

In a village or hamlet like Dedham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about 1–2 hours for most homes, a little longer where there are several stacks. For a village or hamlet like Dedham, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Leave side gates unlocked
  • If you are buying, let the agent know when we are coming
  • Leave a clear route to the loft

Dedham: your questions answered

Do roofs near the sea, like those around Dedham, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Dedham is within about 4 miles of the coast.

Can a landlord with a rental near Manningtree station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

What does the report include?

Written findings with photos, explaining the condition of the chimney stack, any defects and our recommendations, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Our stack is shared. Can you still survey it?

Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.

Why get it checked now?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. Where a roof is exposed, as many are in small places like Dedham, driving rain gets into any weakness, and damp in older walls is slow to dry out.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a gas appliance or its flue is safe
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

What we check

  • Shared and party-wall stacks
  • Brick chimney stacks
  • Flaunching
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Look at the chimneys with binoculars after a storm
  • Do not use a ladder to reach the stack yourself
  • Photograph damp patches with the date
  • File photos of the stacks with your home records

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

Roofs, chimneys and gutters in Dedham

Dedham is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Historic houses such as Castle House, about 0.5 miles south-east, show how far back building around Dedham goes. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. Take a building like Dedham Church of England Voluntary Controlled Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Landlords, agents and block managers in Dedham

Landlords and agents in Dedham book surveys as well as householders. A written report with photographs gives you a clear record of the chimney stack, useful for planning maintenance.

Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it when booking and we’ll plan the visit with that in mind.

Do you need a chimney survey in Dedham?

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.

Look out for signs like these:

  • Eroded joints in the brickwork
  • Redundant stacks capped without ventilation
  • Gaps where the stack meets the roof
  • Cracked or missing flaunching

For landlords with property near Manningtree station, a dated record of the roof is useful when planning maintenance across a let.
