Chimney survey in Dedham Heath: what you get

Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. Typical surveys look at lifted or split lead flashings and a stack that appears to lean, on chimney breasts, flaunching and shared and party-wall stacks.

Somewhere as small as Dedham Heath, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Where we cannot see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Do you need a chimney survey in Dedham Heath?

Many chimneys are no longer used. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

Problems we come across often include:

  • Worn or missing pointing
  • Staining on walls around the chimney
  • Gaps in the mortar around the pots
  • A chimney out of line

The streets around a church such as Parish Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before booking any roof surveyor

FAQs for Dedham Heath

Do roofs near the sea, like those around Dedham Heath, take more of a battering?

Frequently, yes. Within about 4 miles of the sea, as Dedham Heath is, metal fixings wear faster and gales find any loose ridge or slate.

Do you survey roofs for landlords with property near Manningtree station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Will you check the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Is it a problem to have an unused chimney?

There is no single answer. We record how the stack is doing and whether it’s capped with ventilation. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.

What we look for on each type of roof

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Dedham Heath homes and their roofs

Dedham Heath is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

With Castle House about 0.5 miles north, the area around Dedham Heath has a long history. Older homes in the area may have roofs that need matching materials when work is done. If you own a rental within reach of Manningtree station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Find out whether changes to a stack need permission
  • Photograph damp patches with the date
  • Keep the report to compare against at the next survey
  • Don’t use a ladder to reach the stack yourself

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.

Make sure fixings on the stack are sound, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

How the survey works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Dedham Heath frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • If you’re buying, check with the agent that we can get in
  • Check pets are kept safely away
