FAQs for Dedham Heath

Does being near the coast affect roofs in Dedham Heath?

Frequently, yes. Dedham Heath is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How do I find out if my home in Dedham Heath is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you get in touch and we’ll explain what’s needed.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

Can I take the findings back to the seller?

Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.

Pre-purchase roof surveys for homes and businesses in Dedham Heath

Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. We look closely and record what we see, with photographs that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you’re buying. If you’re worried about roof slopes that look uneven or sagging and slipped or missing slates and tiles, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Dedham Heath may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or send us an email with the addresses.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Why get it checked now?

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. For an older or listed building in a place like Dedham Heath, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Why us?

Signs you need a pre-purchase roof survey in Dedham Heath

Most viewings never get near the roof. You see the rooms, not the slates. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.

A survey can pick up problems such as:

  • Gutters that overflow or drip at the joints
  • Cracked flaunching or crumbling chimney pointing
  • Slipped or missing slates and tiles
  • Quick fixes on flashings and valleys

With Castle House about 0.5 miles north, the area around Dedham Heath has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Questions to ask before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the loft space is looked at, where there is one
  • What the survey will not cover
  • What happens after the report arrives

What’s in a roof survey

What a survey costs

We confirm the price for your survey before you book. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

Pre-purchase roof surveys in Dedham Heath: local notes

Dedham Heath lies within about 4 miles of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. For a purchase or a newly finished roof, the materials decide which details matter most.

The streets around a church such as Parish Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you let a flat or house near Manningtree station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Dedham Heath is about 6 miles north-east of Colchester, in Essex. We visit Dedham Heath as part of our work across Essex, for houses, flats and commercial buildings. Across Essex, we cover Dedham Heath. There’s also a page for Chelmsford.

How it works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Dedham Heath can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • Make sure we can get to the back of the property
  • Buyers: confirm access with the estate agent or seller

Advice

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
